The Market Just Sent Buyers a Clear Message. Are You Paying Attention?
If you've been watching the Greater Vancouver market over the last few months, you've probably noticed something.
The market isn't crashing.
It isn't booming.
It's hesitating.
The latest July numbers confirmed exactly that.
Sales slowed again after a stronger June, while inventory remained well above historical averages. Benchmark prices also edged lower month over month. Gv Realtors
For buyers, that's creating opportunities.
For sellers, it means strategy has never been more important.
Buyers Have Something They Haven't Had in Years
Choice.
Instead of rushing into the first available property, buyers are comparing:
- multiple buildings
- several neighbourhoods
- resale versus presale
- different price points
That changes negotiations completely.
We're seeing buyers become more comfortable asking for:
- financing subjects
- inspections
- price adjustments
- longer decision timelines
Those conversations were much harder to have during the frenzy of 2021 and early 2022.
What This Means for the Tri-Cities
The Tri-Cities have always behaved a little differently than the broader market.
Neighbourhoods like:
- Burke Mountain
- Ranch Park
- Riverwood
- Suter Brook
- Newport Village
continue attracting buyers because they offer something many urban centres cannot:
Lifestyle.
While inventory has increased across Greater Vancouver, well-priced homes in desirable Tri-Cities neighbourhoods are still generating strong interest.
The difference is buyers are taking more time before making decisions.
Sellers Need to Reset Expectations
One of the biggest mistakes I continue seeing is pricing based on last year's market.
Today's buyers have options.
If your property is overpriced, they'll simply move on to the next listing.
The homes selling fastest are still doing the same things well:
- strategic pricing
- excellent presentation
- professional marketing
- realistic expectations
The market is rewarding preparation.
Not optimism.
Final Thoughts
The July numbers aren't telling us to panic.
They're telling us to adapt.
For buyers, this may be one of the best negotiating environments we've seen in several years.
For sellers, success belongs to those who understand how buyers are thinking today, not how they were thinking two years ago.
