A trend quietly re-emerging in the Tri-Cities market is catching many buyers off guard: multiple offers are back — but only on the right properties.

This isn’t a return to the frenzy of 2021. It’s something more selective.

In today’s market, most listings sit. But well-priced, well-presented homes — especially in Coquitlam and Port Moody — are seeing strong early activity and, in some cases, competing offers.

 

What defines a “good listing” right now?

Buyers today are far more analytical than they were a few years ago. The homes that stand out typically share three characteristics:

1. Accurate pricing from day one

Not aspirational. Not “testing the market.”

Aligned with the most recent comparable sales.

2. Clean, move-in-ready condition

Buyers are more sensitive to renovation costs and timelines. Homes that feel turnkey generate stronger emotional response.

3. Functional layouts

Especially for families — usable square footage matters more than total size.

 

Why this is happening

We’re in a market where:

  • inventory exists, but quality inventory is limited

  • buyers are cautious, but still active

  • interest rates are stable enough to allow planning

So when a property checks all the boxes, buyers move quickly to avoid losing it.

 

What this means for buyers and sellers

For buyers:

Waiting can still work — but hesitation on the right property can cost you.

For sellers:

The opportunity is still there, but only if you position your home correctly from day one.

This market rewards precision, not luck.
